Q: Can I come to the table with my own thoughts on design, quantities, layout, etc?

A: Yes, it’s great if you have a first draft game plan.  Be ready to explain what you want in the end (if you can) and what areas are you flexible on to get there?  Together, we will develop a Master Plan

Q: Who are the additional people needed for the project?

A: Besides YOU, an Architect/Designer, a Contractor, a Lender, a Realtor (depending on buying/leasing new space), a Consultant, an Accountant, Legal (setting up secondary corp. for example)

What is the #1 hurdle during the pre-build phase?

Zoning.  Whether you’re planning a new build or a renovation, zoning is a major consideration.  We break this down to it’s components in the webinar.

What should I be positive is in place before leasing a space?

Make sure the zoning requirements are in black and white, from the municipality.  Don’t rely on any “should be good” statements from involved parties.  

What's your advice (from experience) to ensure good renter/landlord communication?

Understand where your responsibility starts and stops.  For example, you are putting new mechanical equipment on the roof.  Who is in charge of the cost of the construction and materials?

Do I need an Architect? Do I need Engineering?

Certain projects will need full-scale design.  Some can be planned out more simply.  It depends on what type of location, who is participating, and what are the expectations of the build.  Generally speaking, the bigger the space, the more you will spend on it.  

What are the major costs to consider in a new build?

What are some tips for efficiency and ease of space you've discovered?
  1. Minimize Edges.  Sacrifice a “cool design” feature if it will collect hair, for ex.
  2. Use as durable a product as you can find.  Sometimes, aesthetic and durability don’t go hand-in-hand, but some products have both.
  3. Maximize airflow and dehumidify
  4. Materials for outdoor space (Turf & Fence)
  5. Flooring
  6. Sound Control (STC and reverberation)
  7. Vacuum System??
